Masonry Painting Services in Haywards Heath

Rendered Walls

Rendered masonry walls are the most common exterior surface on Mid Sussex properties. 1930s pebbledash semis line Lucastes Avenue and Hazelgrove Road. Smooth render appears on 1950s–60s detached homes. Modern monocoat render is on newer builds.

Pebbledash cannot be painted with a standard smooth roller. A deep-pile roller pushes paint into the valleys of the texture — using the wrong applicator leaves the surface patchy. Before any painting starts, we inspect the render for hollow sections, open cracks, and delamination.

Exposed Brick

Victorian and Edwardian terraced and semi-detached properties have large areas of exposed brick along London Road in East Grinstead. First-time painting of bare brick requires a masonry primer before topcoats — without it, the first coat soaks in unevenly into mortar joints and brick faces.

We apply a masonry stabiliser to bare or powdering brick before priming. This consolidates the surface and gives the primer something solid to bond to. The additional prep stage is included in the price.

Stone Facades

Stone-built properties in Cuckfield and Ardingly often include sections of original stone dating from the 1700s to the 1900s. Stone must be painted with breathable masonry paint — moisture must be able to move through the wall. Standard masonry paint traps moisture, causing spalling and surface damage over time.

We use breathable coatings on all lime and stone surfaces. Conservation areas in Cuckfield and Muster Green may have restrictions on paint colours — we advise on this at the site visit.

Breathable Coatings for Period Properties

Many of the oldest properties in Mid Sussex still have original lime mortar between the masonry units. Modern masonry paint prevents the wall from breathing and leads to moisture problems over time. Properties within the Muster Green conservation area require careful assessment before any external coating is applied.

We specify breathable, lime-compatible masonry paint for all original masonry where appropriate. Where a property has been previously painted with a non-breathable product, we assess the existing coating before recommending how to proceed.

Biological Growth Treatment

Moss, algae, and lichen are common on masonry in sheltered or shaded positions. North-facing elevations and surfaces under tree cover in Ardingly and Cuckfield are particularly prone. We treat biological growth before painting — mould treatment is applied, allowed to dwell, and rinsed off.

The surface must be free of biological matter before any primer or topcoat is applied. Painting over untreated growth seals it in — the problem returns faster the second time.

Our Masonry Painting Process

1. Assessment

We inspect the masonry type, existing coating condition, render integrity, and levels of biological growth. Repair requirements are identified and included in the quote.

2. Cleaning and Treatment

Biological growth is treated with a mould treatment and rinsed off. Loose paint is removed by scraping or pressure washing where appropriate. The surface must be clean and dry before priming.

3. Repairs

Hollow render is hacked back and made good. Cracks are filled with an appropriate exterior filler or render mix. Any loose pointing on brick or stone is raked out and repointed before painting starts.

4. Priming

Bare masonry, previously unpainted brick, and repaired areas all receive a masonry primer matched to the surface type. This is the critical step that prevents early failure of the topcoat.

5. Topcoat Application

Two coats of the agreed masonry paint are applied. High-exposure and north-facing surfaces receive additional attention. A third coat is applied where coverage is thin on textured surfaces like pebbledash.

What Drives the Price

Masonry painting typically costs between £15 and £30 per square metre, including preparation and two coats. Full project costs usually fall between £1,000 and £5,000 depending on property size and surface condition.

Surface condition is the biggest factor — well-maintained render with minimal cracking costs less. Heavily weathered pebbledash with hollow sections costs more.

Repair and Paint System

Hollow render, open cracks, and failed pointing need repair before painting. Properties not painted in over fifteen years typically require more preparatory repair work. Standard masonry paint is the most economical option.

Breathable systems for period stone and lime-built properties cost more per litre — but they are the correct choice for these surfaces.

Typical Price Ranges

1930s pebbledash semi in Haywards Heath central — masonry walls, fascias, and window surrounds, full prep and two coats: £1,400–2,200.

Victorian brick semi in East Grinstead — gable end and side return, first-time paint, stabiliser, prime, and two coats: £1,200–1,900. Period stone property in Cuckfield or Ardingly with breathable paint system: £2,500–4,500+.
