Period Property Painting Services

Lime Plaster Walls
Original lime plaster behaves differently from modern plasterboard — it is slightly flexible and breathable. Moisture moves through the wall naturally. Rigid modern emulsions trap that moisture, causing paint to lift and surfaces to deteriorate.
We use breathable paint systems compatible with lime surfaces. For properties in the Muster Green conservation area, we advise on colours and finishes appropriate to the character of the building — we have experience working within those requirements.
Original Joinery
Period doors, skirtings, architraves, and window boards are often slow-grown timber — harder and more stable than modern alternatives. Painted correctly, this joinery can last for decades. Painted badly, the paint system fails quickly and the underlying timber is exposed to damp.
Correct preparation involves thorough rubbing down, filling of cracks and open grain, and priming with a specialist primer before applying finish coats. We do not skip preparation steps to save time.
Sash Windows
Timber sash windows require particular care — the sashes must continue to slide freely after painting. Overpainting the edges causes sashes to stick, which can lead to forced opening and frame damage. We mask and prepare sash windows carefully, painting each sash in the correct sequence with edges kept clean.
Where glazing putty has hardened or cracked, we rake it out and repoint with linseed oil putty before painting. This seals the glass properly and prevents water ingress at the most vulnerable point.
Cornicing and Ceiling Roses
Original cornicing and ceiling roses are fragile and irreplaceable. Standard preparation involves protecting them during painting of adjacent surfaces, then painting the detail carefully with a compatible finish. We do not use heavy-bodied coatings that fill and obscure the profile.
Where cornicing has been painted many times, detail may be beginning to be lost. We can strip back accumulated layers using appropriate methods to restore the crispness of the profile before repainting.
Listed Building Considerations
Listed buildings require specific approaches to decoration. Unauthorised changes to external appearance can breach listed building consent — including colour changes. We are familiar with the requirements that apply to listed properties in Mid Sussex and can advise on appropriate finishes before work begins.
Interior decoration in listed buildings is generally less restricted, but it remains important to use breathable, compatible materials on original surfaces. If you are unsure whether your property is listed, your local planning authority can confirm.

Period Property Painting Costs in Haywards Heath
Costs vary depending on existing surface condition, the extent of preparation required, and the number and complexity of period features. Call 01444 719922 to arrange a free site visit and written quote.
What Drives the Price
Surface condition is the main factor — poor condition, multiple previous layers, or failing existing paint requires more preparation work. Cornicing, ceiling roses, sash windows, and original joinery all add time to the job.
Conservation restrictions for specific materials or colour approvals can also affect product choice and therefore cost.
Typical Price Ranges
Single room in a 1960s semi in Burgess Hill: £380–550. Single room in a 1930s–1950s detached in Haywards Heath central: £450–600.
Single room in a Victorian or Edwardian detached in Lindfield or Cuckfield: £550–750.
Conservation Area and Listed Buildings
A full exterior repaint on a Victorian semi in the Muster Green conservation area — including breathable masonry and timber sash windows — typically costs £3,500–5,500. Listed building projects are priced individually, as conservation-appropriate preparation and materials vary significantly by property.
Period properties often reveal additional work once preparation begins. We flag this clearly at the earliest opportunity and agree any changes before proceeding.
