Render Painting Services
Rendered walls require the right preparation, the right primer, and the right paint system for the specific render type.
Smooth and Fine-Textured Render
Smooth cement render is the most common type we work on — covering everything from 1970s semis on Rocky Lane and Lucastes Avenue to newer properties in Bolnore Village where render is the chosen external finish. Smooth render shows dirt, algae streaks, and colour fade more readily than brick, and a fresh coat of masonry paint makes an immediate visual difference.
Preparation is the whole job with smooth render. Paint applied to a dirty, damp, or mould-contaminated surface will fail within a season. We pressure wash, treat biological growth where present, fill any cracks, and prime bare areas before applying the finish coats.
Hairline Cracks and Surface Repairs
Rendered walls crack normally as the render coat expands and contracts with temperature change. Fine hairline cracks at window reveals, around soil pipe fixings, and along horizontal banding are the most common.
Left unattended, these cracks let water in during rain and allow frost to open them further over winter. Mid Sussex winters are mild but wet. We fill hairline cracks with flexible exterior filler before painting — larger or more structural cracks are assessed before the job to ensure the right approach.
K-Rend and Polymer Render Systems
K-Rend and equivalent thin-coat polymer render systems are increasingly common on newer properties across the Haywards Heath commuter belt — including Bolnore Village, the developments around Haywards Heath station, and the newer estates around East Grinstead. These systems stain, fade, and develop algae growth over time.
Painting K-Rend requires care. We assess the specific render type before recommending a coating. Where painting is appropriate, we use breathable masonry paint compatible with thin-coat systems. Some K-Rend manufacturers recommend specialist overcoat products — we identify this during the site visit.
Lime Render on Period Properties
Period properties in Lindfield and Cuckfield were often built with lime render rather than modern sand-and-cement. Lime render is softer, more flexible, and highly breathable — applying a modern non-breathable masonry paint over it traps moisture in the wall, causing salts to migrate, paint to blister, and render to delaminate.
For lime-rendered walls, we use breathable silicate or lime-compatible masonry coatings that allow the wall to continue functioning as the original builders intended. If you are unsure whether your period property has lime or cement render, we can assess it during the quotation visit.

Biological Growth Treatment

Treating Algae, Mould, and Lichen Before Painting
Green algae, black mould, and patches of lichen on rendered walls are a consistent issue in Mid Sussex. The area has high rainfall from autumn through spring. Properties with north-facing or heavily shaded elevations accumulate biological growth quickly — this is common on the wooded roads around Cuckfield and Horsted Keynes.
Painting over green render without treatment does not kill the growth. The algae continues to expand beneath the paint film and the paint fails from the back surface outward. Haywards Heath Decorators treat all biological growth before painting — no exceptions.
Our Treatment Process
We treat contaminated render with a proprietary mould and algae treatment after pressure washing. It is left to penetrate and cure before being washed off. Where growth is severe or the wall has deep texture, we may recommend a second treatment pass before painting.
For full exterior projects combining render painting with woodwork and fascias, see our exterior painting service.
Here’s How It Works
1. Site Visit and Quote
We assess the render type, surface condition, extent of cracking, and any biological growth before quoting. You receive a fixed price.
2. Preparation
Pressure washing and biological growth treatment where required. Hairline crack filling and priming of bare or repaired areas.
3. Masking
Windows, doors, sills, soffits, and any adjacent surfaces are masked before painting begins.
4. First Coat
Applied by roller and brush. Primer coat applied first where the surface is bare, heavily absorbent, or changing significantly in colour.
5. Second Coat
Applied once the first coat is fully dry. Ideal conditions run from April through September.
6. Inspection and Handover
We check coverage and consistency before removing masking. Touch-ups completed before we leave.

Render Painting Costs in Haywards Heath
Prices below are estimates only. Every property is different. Call 01444 719922 for a precise quote.
Typical Price Ranges
Typical range: £450 to £2,500 depending on property size and surface condition.
3-bed terraced house (rendered front only): £450–£800. 3-bed semi (all rendered elevations): £900–£1,600. 4-bed detached (fully rendered): £1,400–£2,500. Scaffold hire if required: £300–£600 additional.
What Affects the Cost
Biological growth and condition add preparation time — properties with significant algae contamination or widespread cracking sit at the higher end. Render type matters: period properties in Lindfield and Cuckfield with lime render need breathable paint systems, and newer K-Rend properties in Bolnore Village require compatible specialist primers.
Property size and elevation access complete the picture. Call 01444 719922 for a precise quote on your property.
